HOA & Common Area Management

HOA Landscape Services
Built for Boards and Managers

Common area maintenance that meets your HOA's standards, documents the work, and gives your board the communication they actually need to do their job.

The HOA Difference

HOA Landscape Management Requires a Different Contractor

HOA boards have a fiduciary responsibility to maintain common areas to community standards. That requires a landscape contractor who understands board governance, documents service visits, communicates proactively, and shows up consistently — not just when it's convenient.

Enhance works with property managers and HOA boards directly. We attend site walkthroughs, provide written service records, and flag issues before they become board agenda items.

Board Communication Compliance Docs Licensed & Insured
Board Communication

We communicate with your designated contact — property manager, board president, or management company — not whoever picks up the phone. Clear chain of communication means faster decisions.

Compliance Documentation

Service logs, before/after documentation, and issue reports available on request — everything your board needs to demonstrate due diligence at annual meetings or in disputes.

Why Property Managers Choose Enhance

What HOA Boards and Property Managers Actually Need

HOA landscape management is not just about cutting grass. It's about vendor accountability, documented service, and communication that keeps boards informed without burying property managers in follow-up.

Board-Ready Communication

We communicate through your designated contact — board president, property manager, or management company. Clean communication chains mean faster resolution and less board friction.

Compliance Documentation

Service visit logs, before/after documentation, and issue reports available on request — everything your board needs for due diligence at annual meetings or homeowner disputes.

The Same Crew, Every Visit

Crew rotation is one of the most expensive and invisible problems in commercial landscape management. A new crew doesn't know your problem zones, your irrigation quirks, or the areas your board is watching. Consistent crews mean fewer mistakes, faster issue identification, and less re-work.

Proactive Issue Flagging

We identify irrigation failures, tree hazards, vandalism, and pest issues on every visit — and flag them directly to your contact before they become homeowner complaints.

Vendor Compliance Ready

We carry full general liability and workers' compensation insurance and can provide COIs naming your HOA as additional insured — standard for HOA vendor approval processes.

Board Walkthrough Participation

We're available to attend annual or quarterly site walkthroughs with board members — walking specific areas, answering questions directly, and documenting agreed priorities on-site. You're not relaying requests through a chain; the decision-maker is in the room.

Common Questions

HOA Landscape Questions

We begin with a site walkthrough and condition audit before the transition date. Once the agreement is signed, we build your schedule and can typically begin within 1–2 weeks. If your current contractor is leaving the property unmaintained, we can often start sooner. We document the baseline condition on day one so there's no ambiguity about what we inherited vs. what we're responsible for going forward.
On request, we provide: service visit logs (dates and scope completed), written issue reports (what was flagged, when, and what action was taken), and before/after documentation for enhancement projects. This gives you a paper trail for annual meeting presentations, homeowner disputes, or ownership reporting. If a specific format is required by your management company, let us know — we'll work with it.
All complaints should route through your property manager or board president — not directly to the crew. We work with the management contact to address legitimate issues promptly and document the response. This keeps communication structured and prevents individual homeowners from directing crew work outside the agreed scope.
Yes, and we work with HOA management companies regularly. We're familiar with the bid process, vendor compliance requirements, and the documentation standards that management companies and boards require. We'll work within your established workflow.
Yes. We carry full general liability and workers' compensation coverage and can provide certificates of insurance naming the HOA as additional insured, as required by most HOA vendor agreements.
All scope additions are documented in writing before work begins — no verbal authorizations. This protects both parties and keeps board records clean. We'll provide a written change order with scope and pricing for board approval before scheduling.
We operate across three regions: Greater Bay Area (East Bay and North Bay), Central Valley (Stockton metro and surrounding areas), and Greater Sacramento Region. See our Service Areas page for a full city breakdown.
